Baceline Investments Acquires Quentin Corners Shopping Center
Suburban Chicago-based retail center represents final property in Baceline’s Debt Free Income Fund portfolio
DENVER, December 21, 2016-- Baceline Investments, LLC, a boutique private equity real estate investment and management company with retail holdings throughout the Central United States, has announced the acquisition of Quentin Corners, a 42,588-square-foot neighborhood retail center in Palatine, Illinois, a suburb north of Chicago. Baceline purchased the property for $4.475 million.
For Baceline, the purchase represents the 11th and final property for the firm’s Debt Free Income Fund IV, an income-producing real estate investment strategy. DFIF IV has more than $46.5 million in assets. Using its “debt free” acquisition strategy, Baceline executes a stabilization program designed to maximize cash flow distributions to its investors. DFIF IV was fully funded in 2016 and is closed to new investment.
“The acquisition of Quentin Corners is the final piece in our Debt Free Income Fund IV, a fund that has consistently provided high levels of income to investors since June 2013,” said David Puchi, Baceline’s managing partner. “The Debt Free Income strategy was originally founded on the principles of investing in a diversified mix of stable and cash-flowing properties in America’s Heartland neighborhoods with all cash.”
Quentin Corners, located at 780 W. Northwest Highway, consists of two buildings in a multi-tenant shopping center. Notable tenants include Anytime Fitness, Papa Johns and H&R Block. Palatine is a growing residential village neighbored by Arlington Heights to the East, Hoffman Estates to the South, and Barrington and Inverness to the West.
Baceline’s newest fund, the High-Yield Income Fund, is for investors seeking to earn consistent, higher levels of income from their investment portfolio. The fund invests in cash-flowing neighborhood retail centers in secondary markets.
